Trata-se de processo administrativo SEI n&ordm;&nbsp;201600031000156, autuado por requerimento do <strong>Munic&iacute;pio de Paranaiguara<\/strong> e <strong>Associa&ccedil;&atilde;o dos Moradores de Apoio Social do Munic&iacute;pio de Paranaiguara &#8211; Goi&aacute;s<\/strong>, visando a regulariza&ccedil;&atilde;o fundi&aacute;ria urbana de interesse social de 64 (sessenta e quatro) lotes no&nbsp;loteamento denominado Setor Mateirinha, no Munic&iacute;pio de Paranaiguara &#8211; Goi&aacute;s, de propriedade <strong>EMCIDEC &#8211; Empresa Estadual de Ci&ecirc;ncia, Tecnologia e Desenvolvimento Econ&ocirc;mico e Social<\/strong>, CNPJ n&ordm;&nbsp;24.812.554\/0001-51, sucedida pela&nbsp;<strong>Empresa Estadual de Processamento de Dados de Goi&aacute;s &#8211; PRODAGO<\/strong>, de mesmo CNPJ.&nbsp;<\/p>\n<p style=\"text-align: justify;\">02. A regulariza&ccedil;&atilde;o fundi&aacute;ria de interesse social &eacute; objeto do conv&ecirc;nio de coopera&ccedil;&atilde;o t&eacute;cnica e administrativa n&ordm; 201701000035, de 14 de junho de 2017,&nbsp;firmando entre Ag&ecirc;ncia Goiana de Habita&ccedil;&atilde;o&nbsp;S.A e Associa&ccedil;&atilde;o de Moradores de Apoio Social de Paranaiguara,&nbsp;000035355171&nbsp;(pg. 156\/162) e conv&ecirc;nio de coopera&ccedil;&atilde;o t&eacute;cnica n&ordm; 202201000187, firmando entre AGEHAB e PRODAGO,&nbsp;000035463158.<\/p>\n<p style=\"text-align: justify;\">03. Considerando as caracter&iacute;sticas do Setor Mateirinha&nbsp;fica classificado na modalidade Reurb de Interesse Social (Reurb-S), conforme artigo 30, I, da Lei federal n&ordm; 13.465\/2017.<\/p>\n<p style=\"text-align: justify;\">04. Considerando que a ocupa&ccedil;&atilde;o est&aacute; conforme o projeto original,&nbsp;sem descaracteriza&ccedil;&atilde;o, conforme declarado pela engenheira civil Mellyna dos Santos Pereira, CREA 1018353232D-GO, prestadora de servi&ccedil;os do Munic&iacute;pio de Paranaiguara,&nbsp;000035463084, trata-se de Reurb somente para titula&ccedil;&atilde;o final dos benefici&aacute;rios, sendo dispensada a apresenta&ccedil;&atilde;o de projeto urban&iacute;stico de regulariza&ccedil;&atilde;o fundi&aacute;ria, nos termos do par&aacute;grafo &uacute;nico do artigo 38 do Decreto federal n&ordm; 9.310\/2018.<\/p>\n<p style=\"text-align: justify;\">05. Considerando que o cadastro socioecon&ocirc;mico foi realizado pela Ag&ecirc;ncia Goiana de Habita&ccedil;&atilde;o S.A e revisado pelo Munic&iacute;pio, nos termos do of&iacute;cio 085\/2022,&nbsp;000035385948, sendo contempladas 27 (vinte e sete) fam&iacute;lias.&nbsp;<\/p>\n<p style=\"text-align: justify;\">06. Considerando que o referido loteamento possui infraestrutura urbana essencial, o que dispensa a apresenta&ccedil;&atilde;o de cronograma com responsabilidade pela execu&ccedil;&atilde;o de obras deste tipo, conforme art. 30, &sect; 1&ordm;, Decreto federal n&ordm; 9.310\/2018.&nbsp;<\/p>\n<p>07. Considerando a autoriza&ccedil;&atilde;o da regulariza&ccedil;&atilde;o fundi&aacute;ria pela&nbsp;PRODAGO, propriet&aacute;ria dos lotes,&nbsp;000035825021;<\/p>\n<p>08. Considerando que os lotes regulariz&aacute;veis e os lotes confinantes s&atilde;o de propriedade da PRODAGO,&nbsp;respons&aacute;vel pela implanta&ccedil;&atilde;o do n&uacute;cleo urbano informal, n&atilde;o h&aacute; necessidade de sua notifica&ccedil;&atilde;o, diante da anu&ecirc;ncia da PRODAGO para regulariza&ccedil;&atilde;o fundi&aacute;ria da &aacute;rea,&nbsp;000035825021;<\/p>\n<p style=\"text-align: justify;\">09. Considerando que n&atilde;o foram realizados o cadastramento de todas as fam&iacute;lias, por motivos diversos, e que h&aacute; possibilidade de elabora&ccedil;&atilde;o de listagem complementar depois de realizado novo cadastramento (art. 23, &sect; 6&ordm;, Lei federal n&ordm; 13.465\/2017).&nbsp;<\/p>\n<p style=\"text-align: justify;\">10. Considerando que a averba&ccedil;&atilde;o das edifica&ccedil;&otilde;es poder&aacute; a partir de mera not&iacute;cia, ser averbada a requerimento do interessado, da qual conste a &aacute;rea constru&iacute;da (art. 63, Lei federal n&ordm; 13.465\/2017).&nbsp;&nbsp;<\/p>\n<p><strong>DECIDO<\/strong><\/p>\n<p style=\"text-align: justify;\">01. Declaro conclu&iacute;do parcialmente o procedimento de regulariza&ccedil;&atilde;o fundi&aacute;ria de interesse social no&nbsp;Setor Mateirinha, no Munic&iacute;pio de Paranaiguara, nos termos do artigo 40 da Lei federal n&ordm; 13.465\/2017 e artigo 37 do Decreto federal n&ordm; 9.310\/2018, sem preju&iacute;zo da realiza&ccedil;&atilde;o de novo cadastramento complementar por meio de conv&ecirc;nio de coopera&ccedil;&atilde;o t&eacute;cnica entre AGEHAB, Munic&iacute;pio de Paranaiguara e PRODAGO.&nbsp;<\/p>\n<p style=\"text-align: justify;\">02. Diante do exposto expe&ccedil;a-se a Certid&atilde;o de Regulariza&ccedil;&atilde;o Fundi&aacute;ria (CRF) e a listagem dos ocupantes de cada unidade imobili&aacute;ria&nbsp;contemplados com a legitima&ccedil;&atilde;o fundi&aacute;ria, abaixo relacionados, para registro junto ao Cart&oacute;rio de Registro de Im&oacute;veis, conforme artigo 41, VI, da Lei federal n&ordm;
